This has been our best 1st half of the year in number of homes sold, ever! As inventory of homes grew, the prices did stabilize slightly. Most buyers are looking for good value & upgraded features. The next 30 days are crucial to the market, as most relocaters and buyers are interested in finding and settling into their new homes in time for the start of the school year which has created a sense of urgency. Pricing correctly is the key for sellers, and sellers who carefully prepare their home for sale get the most money.

THE POWER OF STAGING


The Northrop Team prides itself on the quality and quantity of their print advertisements published weekly and monthly to showcase homes for sale. But while advertising attracts buyers, Staging attracts offers.

What is Home Staging®? Home Stating is the preparation of a home to sell by a professional who specializes in this form of decorating. The home seller usually cannot view their own home objectively, and many successful Realtors do not have the time or resources needed to adequately stage a home for sale. A professional, accredited home stager has the time and training to objectively view a home as a product and highlight its assets while downplaying its flaws.

Some Realtors and home sellers will say that they have already "staged" their homes but there is a vast difference between a home that was simply de-cluttered and cleaned and one that was professionally staged. As the market shifts and homes begin to "sit on the market", as a seller, you need a competitive advantage to attract buyers and ultimately get an offer. Staging homes has become a vital step for a successful sale.

Staging has been popular on the West Coast for over twenty years. The International Association of Home Staging Professionals cites a study saying the average un-staged home spends more than five months on the market, while houses that are staged after being on the market sell in an average of 14 days. When your home sells faster than its competition, it usually sells for close to its asking price. This means more money in your pocket.

Again, if other houses in your neighborhood are on the market (with the same square footage and price) the better your home shows, the more likely it will sell first.
